Technical description
For the architectural and construction design of a repetitive single-family residential building DM-6804
Basis of the design

1. Type and category of the construction object and formal and legal requirements
The designed object is a single-family residential building with the symbol dm-6804. It belongs to category i of construction objects. This repetitive design must be adapted to specific location conditions, including site topography and utilities, fire protection, snow and wind load zones, as well as current standards and regulations in force at the time of applying for a building permit. Adapting designers must be provided for the project. The building must be sited on the terrain, ground levels must be established after completing the site development plan, and foundations, among other elements, must be verified and adapted to the actual soil conditions.
2. Intended use and functional program of the construction object
The object will serve as a single-family residential building intended for 4-6 people. The building's design includes:
- On the ground floor: a vestibule, hallway, storage room, kitchen, dining room, living room, study, guest room, bathroom, and a toilet.
- In the attic: 4 rooms, a hallway, a storage room, and a bathroom.
Access to the terrace is provided from the living room, while the attic rooms have access to loggias.
3. Spatial layout and architectural form of the construction object
a) Architectural form
The object is a single-story building with a usable attic and no basement. The building is set on continuous footings. The structure is designed in traditional technology with a wooden roof truss covered with metal roofing tiles. The house is covered by a gable roof with a 39° pitch. External walls are made of 25 cm thick ceramic blocks, covered with a thermal insulation layer and finished with thin-layer plaster. The main entrance to the building and the entrance to the living room are located in a recess (arcade). Window and door joinery are made of PVC. Heating: air-to-water heat pump.

The building's colors must be verified during the project adaptation stage according to the Local Spatial Development Plan (MPZP) or, in its absence, the Decision on Land Development and Management Conditions (WZ).
c) Adaptation to the surrounding buildings and landscape
The building, its form and dimensions, as well as its location along with other elements of land development in the context of the terrain's shape and position and the neighborhood, must be verified at the stage of adapting the project to the plot.
The location of the building regarding fire safety according to the Regulation of the Minister of Infrastructure (Journal of Laws 2020 item 1608) on technical conditions to be met by buildings and their location must be verified at the stage of adapting the project to the plot.
4. Characteristic parameters of the construction object:
Technical parameters calculated in accordance with the applicable standard PN-ISO 9836:2015, taking into account the Regulation of the Minister of Transport, Construction, and Maritime Economy on the detailed scope and form of a construction project dated September 11, 2020 (Journal of Laws 2020 item 1333).

The designed investment does not pose a threat to the natural environment or to human life and health. The building design, along with its technical infrastructure, has not been classified as an investment that could degrade the environment; it does not require a decision on environmental conditions. In this repetitive design, it is assumed that the planned investment does not violate the legally protected interests of third parties, nor does it violate the land development conditions of the local spatial development plan. This must be verified at the stage of adapting the project to the plot.
It is assumed that the subject building, developed as a repetitive design, is not located in mining areas, flood-prone areas, or historical preservation zones, nor is it located in areas covered by the European Ecological Network "Natura 2000." Should a different state of affairs be determined during the project adaptation stage, this element must be included in the design.
The facility is equipped with:

Note:
- Dimensions must be verified on-site
- Joinery should be installed using the so-called "warm mounting" system
- External dimensions of frames depend on the installation requirements of the joinery supplier
- All doubts must be resolved through author's supervision
- The clear dimension of the reveal is identical to the clear dimension of the opening in the wall
- Joinery must be equipped with fresh air vents (trickle vents)
Flashings:
- external windowsills: PVC or prefabricated hot-dip galvanized steel sheet, double-sided coated, 0.5 mm thick,
- roof and wall flashing: hot-dip galvanized steel sheet, double-sided coated, 0.5 mm thick,
- roof gutters: ½ Φ125 mm, prefabricated hot-dip galvanized steel sheet, double-sided coated, 0.5 mm thick
- downpipes Φ90 mm and Φ75 mm (hidden in the wall thermal insulation, draining water from loggias), prefabricated hot-dip galvanized steel sheet, double-sided coated, 0.5 mm thick
- all roof finishing: (eaves, walls, roof, ridge, sills) must be sealed with impregnated polyurethane seals.
Painting and anti-corrosion coatings:
- walls and ceilings: emulsion paint,
- wooden structural elements: protect with fungicidal and fire-retardant agents,
- steel elements: protect with red lead primer and paint twice with chlorinated rubber oil paint.
Fire protection:
The building must be equipped with a smoke and carbon monoxide (CO) detector.
9. Technical parameters of the building characterizing its environmental impact, utilization, human health, and neighboring buildings in terms of:
Water demand and quality, as well as the quantity, quality, and method of sewage and rainwater disposal – as per the sanitary engineering section:
- Water demand: 0.65 m³/day.
- Quantity of sanitary sewage: corresponds to the amount of cold water consumed.
- Water source: from the municipal water supply network or from a private intake via a pressure booster set (hydrophore).
- Sewage disposal: domestic-municipal sewage discharged into the municipal combined sewer system or into a non-drainage storage tank (septic tank).
- Rainwater drainage: From the roof via downpipes with diameters of Φ90 mm and Φ75 mm made of galvanized sheet metal (locations shown on the roof plan). Pipes should be installed as coherent system solutions, in accordance with the manufacturer's instructions, in locations and with slopes consistent with the drawing section.
Emission of gaseous pollutants, including odors, dust, and liquids, specifying their type, quantity, and range of dispersion.
- The building utilizes an emission-free heating system consisting of an air-to-water heat pump powered by energy from photovoltaic panels mounted on the roof.
Type and quantity of waste generated.
- Occupancy of the building will generate approximately 20 dm3/ of waste per person per week, including trace amounts of hazardous waste (batteries, fluorescent lamps).
- Disposal of hazardous materials is to be carried out according to the municipal waste segregation and disposal program.
- Waste collection will take place in a designated fenced area on the plot, with disposal handled by a specialized external company.
Acoustic properties, vibration emissions, and radiation (specifically ionizing electromagnetic fields) and other disturbances.
- The building does not cause non-standard noise, vibrations, or radiation.
- There is no ionizing radiation or other disturbances
Impact of the building structure on existing trees, the earth's surface (including soil), and surface and groundwater.
- The execution of works and subsequent drainage of rainwater from the investment site will have no impact on the deterioration of surface or groundwater quality.
Note: This must be analyzed during the project adaptation stage to the specific plot.
10. Analysis of technical, environmental, and economic feasibility of high-efficiency alternative energy and heat supply systems.

11. Analysis of the technical and economic feasibility of using devices that automatically regulate temperature separately in individual rooms or in a designated heated zone.
In accordance with the Regulation of the Minister of Infrastructure of April 12, 2002, regarding the technical conditions to be met by buildings and their location (Journal of Laws of 2022, item 1225); § 135 para. 7–10 and § 147 para. 5–7, the central heating system is designed to include heating regulation that automatically adjusts the temperature in individual rooms.
This will be achieved by:
- For underfloor heating: using electric actuators on each loop branch within the manifold cabinet, controlled by thermostats in every room.
- For radiator heating: using thermostatic valves in every room.
The implementation of the above solutions is technically and economically justified for the building in question.
12. Fire protection conditions.
The legal standard establishing the technical conditions for buildings, their associated equipment, their location on the construction plot, and the development of plots intended for construction is the Regulation of the Minister of Infrastructure (Journal of Laws 2020, item 1608), as amended, regarding the technical conditions for buildings and their location.
Preliminary information: areas, heights, and number of storeys
The facility is a two-storey building. It is designed using traditional masonry technology with a wooden roof structure.
- Internal area – 227,90 m²
- Building height – 8,91 m
- Number of storeys – 2
- Height category – low-rise
Distance from neighboring structures.
The building must be situated on the plot during the project adaptation stage and the site development plan in accordance with the requirements of § 271.1 of the technical conditions (Journal of Laws 2020, item 1608).
Fire parameters of combustible substances.
The building will be equipped with typical household furnishings. No fire-hazardous materials (as defined in § 2 para. 1 of the Regulation of the Minister of Internal Affairs and Administration of June 7, 2010, on fire protection of buildings, other structures, and areas) will be stored, processed, or kept in the facility.
Predicted fire load density.
The fire risk assessment results from the building's intended use, occupancy, fire load density, and explosion hazard. Since the building is classified under the ZL IV human hazard category (residential), the fire load density was not calculated.
Human hazard category and occupancy.
- Category: ZL IV (residential).
- Occupancy: The facility does not contain rooms intended for the simultaneous presence of more than 50 people.
Explosion hazard assessment.
There are no rooms or external spaces at risk of explosion within or around the facility.
Division into fire zones.
The building constitutes a single, separate fire zone that does not exceed the maximum permissible size.
Building fire resistance class and fire resistance of construction elements .
In accordance with § 213 of the Regulation of the Minister of Infrastructure regarding the technical conditions for buildings (Journal of Laws 2020, item 1608), the building is exempt from the requirements regarding fire resistance class (typical for low-rise residential ZL IV structures).
Evacuation conditions and routes.
Evacuation passage length: Designed in accordance with § 237 of the technical conditions. From the furthest point intended for human occupancy to an evacuation exit (to an evacuation route, another fire zone, or outside), the passage length does not exceed 40 m.
- Exit width: the total clear width of doors serving as evacuation exits is calculated based on occupancy (min. 0.6 m per 100 people).
- Minimum clear door width: 0.9 m.
- For rooms intended for evacuation of up to 3 people: 0.8 m.
- Result: all rooms meet these requirements.
Fire protection of utility installations
The building is equipped with the following internal installations:
- Electrical installation.
- Lightning protection system.
- Water supply system.
- Sanitary sewage system.
- Central heating and domestic hot water (Air-to-Water Heat Pump).
- Photovoltaic (PV) system.
- Rainwater drainage system.
The building does not require specialized fire protection systems for these utility installations.
Fire protection equipment and fire extinguishers.
Based on the fire development scenario, the facility does not require specialized fire protection devices (e.g., sprinklers or hydrants).
Water supply for external firefighting and fire access roads.
It is recommended to equip the building with handheld fire-fighting equipment: one extinguisher with a capacity of 2 kg or 3 dm3.
Water supply for external firefighting.
In accordance with the Regulation of the Minister of Internal Affairs and Administration of July 24, 2009, regarding fire-fighting water supply and fire access roads (Journal of Laws No. 124, item 1030), the facility does not require the provision of a water supply for external firefighting purposes.

A fire access road meeting the specific requirements set out in the Regulation of the Minister of Internal Affairs and Administration of July 24, 2009, regarding fire-fighting water supply and fire access roads (Journal of Laws No. 124, item 1030), is not required for this facility.
13. Final remarks
- Material standards: all building materials and prefabricated elements must comply with technical approvals and the provisions of relevant standards.
- Workmanship: construction and craft work should be performed in accordance with the principles of technical building knowledge, as well as current regulations and standards, by authorized persons holding appropriate qualifications.

The design requires adaptation to local site conditions by a person who, in accordance with Article 20 of the "Building Law" Act of July 7, 1994, will be the Designer of the facility and will assume all rights and obligations resulting therefrom (applies to all engineering disciplines).
